Terms and Conditions — Clients
🌍 This page is only partly translated: recently edited passages remain in French.
These general terms and conditions govern the use of the Sedes service by private individuals looking for a property. They are accepted when the account is created. Professionals are subject to separate terms, available on the Terms and Conditions — Professionals page.
1. Identification of the publisher
The service is published by [Company name], [legal form] with a share capital of [amount] €, whose registered office is located at [full address], registered with the RCS of [city] under number [number], SIRET [number]. Contact: Contact@sedes.Immo.
2. Purpose of the service
Sedes is a matchmaking service. You describe the property you are looking for; registered professionals consult this search and send you proposals matching your criteria. You alone decide which proposals you respond to.
3. Sedes is not a real estate intermediary
Sedes does not carry on any real estate brokerage or management activity within the meaning of Law no. 70-9 of 2 January 1970. Sedes is neither an authorised representative, nor an estate agent, nor a party to the contracts concluded between you and a professional. Sedes does not hold, receive or transfer any funds in any capacity whatsoever.
4. Free of charge
Registration, submitting a search, receiving proposals and using the simulation tools are free of charge for private individuals. Sedes will never ask you for any payment for these services.
5. No payment before signing
A real estate professional may not legally demand or accept any sum of money — fees, administrative fees, viewing fees, search fees, deposit or reservation — before the transaction has actually been concluded and recorded in a written instrument (Article 6 of Law no. 70-9 of 2 January 1970).
Any request for payment or transfer made before signing is irregular. Never send your bank details or your ID document by messaging. Immediately report any request of this kind from the professional's profile page or at Contact@sedes.Immo.
6. Your account
You undertake to provide accurate information and to keep it up to date. You are responsible for the confidentiality of your password and for the actions carried out from your account. An account is strictly personal.
7. Vos données personnelles
Your contact details are only communicated to a professional with your consent, and are never resold. Details of the processing, retention periods and your rights are set out in the privacy policy.
9. Responsabilité
Sedes uses reasonable means to verify the professional status of registered persons and to check the published listings, but does not guarantee the accuracy of the information provided by professionals, the availability of the properties offered, or the successful outcome of a search. Sedes is not responsible for the performance of contracts concluded between you and a professional.
None of these limitations applies in the event of gross negligence or wilful misconduct, nor restricts the rights you hold as a consumer.
10. Modification des conditions
Sedes may amend these terms. Registered users are informed and the new version applies from its acceptance or, in the absence of objection, one month after its notification.
11. Réclamations et médiation
Any complaint may be sent to Contact@sedes.Immo. In the event of an unresolved dispute, the consumer may have free recourse to the consumer mediator: [name and contact details of the mediator]. A misleading commercial practice may also be reported to the DGCCRF via SignalConso (signal.conso.gouv.fr).
12. Droit applicable
These terms are governed by French law. Failing amicable resolution, the dispute falls within the jurisdiction of the competent courts under the ordinary rules of law.
